General description

The holiday village Dream Valley I is located within a property of 20 decares, near the village of Rodachevo, Municipality of Balchik and highway E87. The terrain has a slight inclination to the sea allowing for an amphitheatrical disposition of the buildings on the slope.

The project comprises 15 groups of row houses, each group consists of three or four houses, a reception building, and outdoor pool and a tennis court located in a park. The holiday village has controlled access. The property has the required number of parking places.

The project has been worked out according to the requirements of the investor and observing all legal acts of ORDINANCE No. 7 of Territory Structure Act.

 

Description of the residential area

The residential area consists of 15 groups of row houses:
- five groups of four single-family houses of the 4A type;
- three groups of four single-family houses of the 4B type;
- five groups of three single-family houses of the 3A type;
- two groups of three single-family houses of the 3B type.

The А types as symmetrical to the В types.

The single-family houses in the residential groups are identical. Depending on the location of the houses within the groups there are the following types of houses - middle house, leftmost and rightmost house. The total number of the houses in the village is approximately 53. Of them:
- leftmost house in the residential groups of the following types А (4А and 3А) - 10;
- rightmost house in the residential groups of the following types А (4А and 3А) - 10;
- leftmost house in the residential groups of the following types В (4В and 3В) - 5;
- rightmost house in the residential groups of the following types В (4В and 3В) - 5;
- middle house of the two types (А and В) - 23.

Total floor area of the leftmost house in the residential groups of the following types А - 122,53 m²
Total floor area of the rightmost house in the residential groups of the following types А - 123,48 m²

There is a spacious living room with a fireplace, a kitchen block and a dining area, an entrance hall with a staircase to the second floor, a storage room and a bathroom on the first floors of houses.
On the second floors of the houses there are three bedrooms, two of them double, and the third single, two bathrooms, a large terrace overlooking the sea. The leftmost and the rightmost houses have a small balcony on the second short side of the housing group.

 

Description of the reception building

The reception building is located in the middle of the property next to the outdoor pool. The building is connected to the pool not only in terms of location, but also in terms of functionality. It represents a two-storey building with a large covered terrace overlooking the sea. There is a SPA center with Jacuzzi, a sauna and a steam bath, a fitness center, locker rooms and reception on the ground floor.
Upstairs there is an entrance hall with a reception desk, toilets for visitors, a small shop, a lobby bar with a large terrace overlooking the sea and the necessary offices.
The two floors of the building are connected by an external covered staircase, and each floor also has a separate access to the outside because of declination of the terrain.

The footprint area of the reception building is 213,71 m²
The total floor area of the reception building is 425,21 m²

 

The sports complex, consisting of one tennis court, is located in the south-west section of the property.
The outdoor pool is located in the geometric center of the property.
Construction of buildings for the security at the entrances of the holiday village is foreseen.

 

The structure of the buildings is of reinforced concrete, skeletal with surrounding and distribution brick walls. All external walls and elements will be heat insulated in accordance with the thermal technical calculations. Roofs are sloped. All tinsmith works will be implemented with sheet iron with patina coating.

 

Silicone paint, planking and stone lining will be used for the design of the facade.
All outdoor shop windows and windows will be made of PVC profiles /golden oak colour/ and fitted with glass packages. The face of the interior doors and the door frames will be made of natural veneer.
Granite grease and parquet flooring will be used in the interior of the rooms. The walls and ceilings of dry rooms will be coated with latex paints. All wet rooms will be fitted with faience and floored with granite grease. The ceilings will be suspended, made of moisture-resistant components.
The railings of internal staircases will be equipped with handles of solid wood treated with polyurethane varnish and stands of ornamental metal treated with patina-like coating.
The external protective railings will be made of wood.
